As closing attorneys and title agents, we handle the payoff of seller mortgages in purchase transactions. When sellers know that their payoff(s) will exceed their proceeds (and their financial circumstances prevent their ability to bring funds to the table) the transaction is known as a “short sale”.
Our firm offers a variety of additional services in support of this situation. We offer preliminary title reviews and settlement statements to support the decision-making process. This may be our only role if the seller or listing agent prefers to be the “point of contact” for the seller’s communication with the payoff lender. Otherwise, members of our staff are available to serve as the point of contact with the bank, disseminating information between the parties and moving the transaction forward to closing.
